Does Express Rent Realty provide property management

Q. What are
your office hours?
A.
We are open 7 days a week for your
convenience. Our normal business operating
hours are:
Monday - Friday 10:00am to 6:30pm; Saturday 9:00am
to 5:00pm; and Sunday 10:00am to 4:00pm.
The office may be closed or close early on certain
commonly observed holidays including; New Years Day,
Memorial Day, Independence Day, Labor Day,
Thanksgiving Day, and Christmas Day.

Q. What type of listing agreement do you use?
A.
We use the standard Florida FARBAR "Exclusive
Right to Lease" agreement which gives The
Rental Experts the right to show a landlord's property.
We collect a commission when we provide a landlord
with a tenant that they approve. The benefit
of an Exclusive Right to Lease agreement is that
The Rental Experts is able to market your rental
property to hundreds, if not thousand of other real
estate agents on the MLS, as well as make your
property available for search on listing websites!
The Rental Experts is happy to include an addendum
that permits owners to market their units as they
choose, and if an owner rents a unit on their own,
they do not pay us a fee.

Q. How much does it cost to list with Express Rent
Realty?
A.
In the State of Florida, there is no set or
standard pricing. Commissions are negotiated
individually. Contact our office and we'll be
happy to discuss your needs. We can be reached 7
days a week at (305) 455-4800.

Q. How will my property be advertised?
A.
The Rental Experts spends a great deal of
time and money ensuring that we bring in qualified
renters for the properties we list. Our
marketing approach includes advertising in a variety
of periodicals, such as
Miami
Herald, el Nuevo Herald, The Flyer Publications, The
Apartment Magazine, Coastal Group Publications
(condo association newsletters), posting ads on
websites, such as Apartments.com, Backpage.com
(division of Miami New Times), Craigslist.com, and
many more. We also have
a strong web presence and, of course, generating
word of mouth and referral business from satisfied
customers and landlords.

Q. How will you be showing my property?
A.
It
is easiest for us to show a property if an owner
provides us with permission to place the property
key in a secure "lockbox" at the property. We
found that our success rate is much higher for units
that we place a secure lockbox on because our agents
and cooperating agents have greater flexibility and
ease in showing the property. For owners
uncomfortable with a secure lockbox on their
property, RER can maintain and inventory the key in
our office.

Q. How do you screen prospective tenants?
A.
To help owners decide whether to accept or
reject an application, The Rental Experts will
provide: Rental History, Current Rental Status,
Employment Verification, Credit Check and (upon
request) a Criminal Background Check.

Q.
What type of lease do you use?
A.
We
use the
official Florida Association of Realtor FARBAR Lease
which is approved by the Florida Real Estate
Commission and the Florida BAR. This lease was
designed with the mutual protection of landlords and
tenants and adheres state law and codes.

Q. Can I use
my own lease?
A.
Yes;
Owners can definitely provide us with their own
leases and/or addendums. However, as a
licensed Florida real estate brokerage we are only
permitted, by law, to assist in the completion of
FARBAR leases. If you provide us with your
lease, we can only obtain the signature from the
tenant but not discuss any other the leases content.

Q. I'm a condo owner. Is the process
different?
A.
Dealing with condominium association boards
can be very different from owning a standard rental
unit or house. Many condos charge additional
fees, deposit, approval processes, move-in
dates/time restrictions, etc. If you are
listing a condo for rent with us, please let us know
so we can make sure that we process deals correctly
and inform renters what is required and expected of
them.

Q. Does The Renal Experts Realty provide property
management services?
A.
Currently, we are not providing property
management services. RER is evaluating the
integration of this service into our offerings.
